About the office

Provenance, by name and by method.

In the auction rooms of the art world, provenance is the documented history that makes a thing worth buying — the proof of where it came from. We hold property deals to the same standard.

Why this office exists

Property sourcing has a reputation problem, and it has earned it. Deals passed around WhatsApp with a yield in the subject line. Numbers that work only until you check them. Fees taken before any duty of care begins. The investor is asked to move six figures on a stranger’s spreadsheet — and the market calls that normal.

We built the office we would want on the other side of that transaction: a small desk that sources bespoke to a written mandate, underwrites like a lender, shows its evidence, labels its estimates, and holds the money the way a solicitor would. Nothing exotic — just the standards of a private bank applied to a corner of the market that has rarely seen them.

The name

Provenance means proven origin: the chain of custody that separates an asset from a story. Every deal that leaves this desk arrives with its provenance attached — comparable sales, rent evidence, planning position, licensing status, the lot. If a figure is an estimate, it is marked as one. If we have not verified something, we say so. The name is the method.

The crest

Estate gates, a lock, and coins.

Our mark is the gates of a garden square, drawn like an engraving. The gold roundels are bezants — the heraldic coin — because what the desk finds are real, viable opportunities. And at the meeting of the gates hangs a lock: what stands behind them stays private until you reserve. The crest is the business model, drawn honestly.

The standards

Four rules govern every deal, and they are not marketing. Estimates honesty — every figure on a sheet is marked estimated or confirmed, and the distinction is kept under challenge. Blind until reserved — full economics first, the address only when the deal is yours, so what you back is still there to back. Financed your way — every deal stacked conventionally and Sharia-compliant, with genuinely riba-free treatment on the halal sheet, never a find and replace. Compliance first — verification before reservation, contracts e-signed with a tamper-evident record, deposits ring-fenced in a client account, a ledger for every pound.

A deliberately small desk: a handful of investors, a handful of live deals, underwritten personally. The platform behind the portal is ours, built for this office — not a white label.

Where we stand on regulation

Property sourcing is a regulated activity done properly or a liability done casually. Redress-scheme membership, ICO registration, client-money protection and AML supervision are being finalised for launch and will be published here, with registration numbers, as each completes. Until then the marks below say TBC — because unverified claims are exactly what this office exists to end.
